Caledon Real Estate Agent – Working in the real estate business for almost twenty six years; your career ends up meandering in directions that you don’t always control. For example a number of years ago, a friend of mine needed to sell her home in the Orangeville area. So, I ended up in Orangeville a fair bit while I was selling her home. One thing led to another; I got an ad call; I got a couple of referrals; etc. etc. Next thing you know; I had sold twelve Orangeville properties by the end of that year (not to mention, my usual Brampton and Caledon Real Estate business).

Caledon Township – This was slowly happening to me in 1993 – 1994. I ended working for a real estate office at Hwy 10 & King Street. By virtue of location, I was slowly becoming a Caledon Real Estate Agent and loving it. I had a partner in the business and we were really doing well, in spite of the recession. Caledon real estate is definitely a different product to selling inside Brampton or any other large city for that matter.

Wells, Septic Systems, Heating – Yep, there’s more to think about when buying in the country. Unless you’re buying Valleywood or one of the other actual communities within Caledon, then you will have to get familiar with Septic Systems, Wells and the various methods of heating your home. I can’t go into detail here but do your due diligence as far as all these systems are concerned. A well test is crucial (to make sure you have enough water), a water potability test (make sure the water is drinkable) and the usual Caledon Real Estate Agent warranties for the septic system plus making sure the system has been cleaned out at the right times. Heating can be by oil, propane, wood, coal or electricity. Then there’s high, mid and low efficiency furnaces, heat pumps, electric baseboard heaters etc. etc. We have inspectors and tradesmen available to help us with all these items.

Surveys – Not used much in the city anymore, since title insurance came into the scene. However, in the Caledon landscape, surveys are requested all the time. Because the parcels of land are generally bigger, people want to know exactly what they’ve bought and where the lot lines are. It’s understandable.

Governing Authorities – The one thing about Caledon is that it’s in an area of “environmental concern”. Firstly the Niagara Escarpment is prevalent in Caledon and so we have the Niagara Escarpment Commission (NEC), having a “say” in certain parts of Caledon.  Other “Bodies” that one may have to deal with are the Credit Valley Conservation (CVC); watersheds & water management.  Toronto and Region Conservation Authority (TRCA), another water management body, which was created after Hurricane Hazel tore up Toronto and surrounding areas.

Building A Home In Caledon – When you want to build a dwelling, add on to an existing dwelling, tree removal, regrade a large area etc. is when these authorities have something to say and it all depends on where the property is located in Caledon and if the home in question is within the jurisdiction. Being a Caledon Real Estate Agent opens up new areas to become knowledgeable about. It’s not as simple as throwing up your sign on a Heart Lake Townhouse and 60 days later everyone’s moving!
